Construction Management

The coordination of many rapidly moving parts under a strict budget and time schedule is the task of construction management. Oversee plan and specification preparation, cost estimates, target dates, permits, sub-contractor bids, governmental approvals and inspections, check work sheets, supervise construction in accordance with plans and specifications, job close-out and final accounting all to tenant and owner approvals.

Important difference. Our construction management team is a building team, not an observing team. There is generally no general contractor, nor are there any general contractor fees. Reliance Property Resources works solely for the owner under the textbook definition of construction management. We bid all sub-contractors and supervise their work, require that they have insurance, do the work in accordance with plans and specifications, and process invoices for payment. For our services we earn a flat fee based on total actual cost. All cost savings go to the owner, not to a general contractor.
